Town centre development project: ’Kickstart Ballerup’

A strategic project in central Ballerup expected to act as a catalyst for the general development of the town centre and attract new investments.
 

Town centre development project: ’Kickstart Ballerup’ is a strategic project in central Ballerup is expected to act as a catalyst for the general development of the town centre and attract new investments.

Ballerup Municipality has embarked on a town centre development project – called the Kickstart Project - in central Ballerup. The project is receiving financial support from the influential Danish foundation Realdania, and is focused around a large urban space in front of Ballerup Station called Station Square. Today, this space is taken up by an extensive bus terminal which attracts approximately 20,000 people every day.

The first stage of the Kickstart Project consists of an extensive remodelling of this urban space. The bus terminal will be reduced (in area, not in bus services), thus leaving enough space for a new town square, centrally located near the train station, buses, library, shopping centre and pedestrian shopping street. This new square will constitute the new heart of the town centre. An L-shaped building will define the space and contain shops and cafés at ground level as well as housing on the upper floors. The construction work on the bus terminal will start in October of this year and is expected to be completed before the end of 2018.

Ballerup Municipality is interested at present in hearing from private investors who would be interested in constructing this L-shaped building on the new town square. The site is defined by the building’s L-shaped footprint, covering appr. 720 m2. The building can be up to 4 storeys high, and it will be possible to add a ’penthouse’ (a fifth storey) of up to 200 m2. The L-shape is important because it defines the space of the new square, while allowing for visual contact both with the bus terminal and the shopping street.

The balconies on the upper floors as well as the shops and cafés at ground floor level will have good sun orientation, and outdoor serving is an obvious possibility. Due to the footprint of the site, there will be no space for private parking, so parking permits will have to be bought from the municipality. It is imperative that the building be erected as soon as possible in order to keep the construction period of the new square to a minimum.

The Kickstart Project is expected to ’kickstart’ the further development of central Ballerup, thus attracting more people to the town centre – to the benefit of local commerce, culture and urban life in general. In fact, the kickstart effect is already being felt, and several projects of various sizes are presently underway or under consideration.
